How the calculation works

The model uses the ratios applied by space planners and flexible-office operators, in four building blocks:

Desks actually needed

With hybrid work, not everyone shows up at once — but peak days (Tue-Thu) size the requirement. At 3 office days per week, plan for roughly 75% of desks vs total headcount, hires included.

Surface per desk by layout

Dense open space runs around 8 sqm per desk, a mixed layout around 10 sqm, private rooms around 12 sqm. The Spanish market is roughly 15% denser than the French one.

Meeting rooms and phone booths

One meeting room (≈18 sqm) per 10 desks and one phone booth (≈2.5 sqm) per 8 desks: the ratio that avoids room wars without wasting surface.

Commons and circulation

Kitchen, lounge, corridors: from 15% (compact) to 35% (generous) of the work area. The most underestimated line in office briefs — and the main reason offices end up too small.

How does remote work reduce the surface needed?

The reduction is not proportional: even at 2-3 office days per week, attendance peaks (often Tue-Thu) force you to size above the average. At 3 office days, plan about 75% of desks; at 2 days, about 60%.

Is the calculator result binding?
